Council Supports New Residential Developments

The City Council took action to support a variety of housing options in Sioux Center, one of their strategic planning priorities. They voted Monday to support several projects that could add dozens of new homes.

The first project would add a new area of Country View North, a residential area in northeast Sioux Center. Center Land Development shared a proposal to begin a 2nd Addition of this area, adding a cul-de-sac and extending 11th Ave. NE to connect to 20th St. NE. This proposal could add 20 residential lots around the cul-de-sac and open additional areas for development along 11th Ave NE. The council approved entering into a development agreement to help cover the installation of 11th Ave. NE, with SCLD covering the cost of creating the cul-de-sac. Lot sales will help pay the City back for the installation of 11th Ave.

“With housing being a top priority for both the City and also Sioux Center Land Development, we see the opportunity with this to not only open up a new cul-de-sac but also create opportunities for other developers to help meet the housing needs of the community,” City Development Director Dennis Dokter said. 

Two local developers are already proposing to build a number of single-family homes in this new area along 11th Ave. NE. 2011 North Developers, LLC, and Vision Builders, both of Sioux Center, are proposing adding a residential areas that could offer 15-20 homes, each. Both asked for Council support as they apply for the state Workforce Housing Tax Incentive program, which promotes the development of affordable housing. The council unanimously supported their applications, pledging a local match of $1,000 per unit by participating in infrastructure cost of developing the area.

“We’ve been saying we need something,” said Councilmember Dale Vander Berg. “I like where this is headed.”

Dokter said the cul-de-sac street should be installed by the end of October, and 11th Ave. NE could open as soon as August 2024.

“This area is going to see a lot of activity in the next few years, and we anticipate there will be more to come with multifamily residential growth in the area,” he said.
