A new area for commercial growth is opening in Sioux Center. The Sioux Center City Council approved the plat of Westview First Addition, 14.7 acres for commercial development in southwest Sioux Center.
Westview First Addition runs along the new 2nd Ave, SW, between 16th St. SW. and 13th St. SW, north of the Walmart commercial area.
The Westview plat includes four lots of various sizes, and one of the lots in this development area is already being considered by a business looking to locate in Sioux Center, Assistant City Manager Dennis Dokter said.
The retail business would potentially build a 20,000-square-foot building on the 1.4-acre lot along 2nd Ave. NW just north of Snap Fitness.
The other three lots are larger and can be customizable, depending on the projects that choose to locate there, Dokter said.
The city purchased this 14.7-acre area as part of a larger parcel nearly 5 years ago and identified it for commercial development as part of long-term planning.
“Several years ago, we realized there was a limited amount of available commercial property with frontage for traffic. It was a challenge to find green space for interested businesses to locate,” Dokter said. “We were seeking a development area with good visibility and identified this as a parcel that could work well for commercial growth.”
The remaining acres in this area can also be used for future commercial additions, Dokter said.
