A new residential area is in the works near Bridgeview Pond in eastern Sioux Center.
The 34-lot residential addition will be an extension of the Meadow Creek area for single-family homes just north of the newly-built 4-acre pond.
This week, the Sioux Center City Council approved the sale of the about 18-acres to Sioux Center Land Development, which plans to begin infrastructure work this spring to prepare lots for sale later this year.
“Selling land for this new addition aligns well with ongoing efforts to provide a variety of lots for housing in Sioux Center. With about 30-40 homes being built each year, we need to prepare 30-40 lots to be available to keep that inventory up,” said Assistant City Manager Dennis Dokter. “This is shaping up to be a nice area with a lot of desirable features. It has attractive lots, it’s a quiet area, and it’s close to some nice amenities.”
The City Council also rezoned the property from agricultural to single-family residential and approved the plat.
Sioux Center Land Development is working toward making lots available in the fall after infrastructure work is completed. Infrastructure work will include earthwork and installation of sewer, water, streets, stormwater, electric and gas connections.
Also in this Meadow Creek area, Sioux Center Land Development has previously developed three other additions, with about 75 residential lots total and all of those lots are sold.
